New + Old = Tall
Start with two formerly elegant four-story large townhouses
• Add the client and architect decision to save these buildings
• Add the high zoning potential of the site
And the result is a twelve story new/old building with a contemporary brick/stone upper façade that complements the original townhouse facades in material, form and detail.
Because our client had the view -- which we shared -- that selling large apartments to families could be very profitable, we designed three and four bedroom apartments with massive living and dining rooms.
There are only 20 units in this building, despite its size. Living rooms are typically 23’ x 29’ with separate large dining areas, and real kitchens that can be cooked in and lived in. Most of the apartments are duplexes and triplexes, with 15’ high living rooms and 10’ high by 18’ wide ‘art studio’ windows providing rich, strong light on the Northern exposure.
We designed the façade with brick and custom lintels giving a feel of detail and depth uncommon in modern architecture.
Our client sold all the units in a matter of months in a tough market.
